November 2025 Market Update – South Surrey & White Rock


What is really happening in our local market and what it means for you.


It’s Still a Tough Market


If you feel like your home is sitting longer than usual, you are not imagining it. Across South Surrey and White Rock, listings continue to pile up and buyers are taking their time to make decisions.In October 2025:
  • 680 homes were listed
  • 62 homes sold
  • 129 listings were withdrawn
That means less than 10 percent of homes actually sold. Detached homes averaged $2,013,393, up slightly by 2.8 percent from September, while the MLS® Home Price Index (HPI), which measures the real value of homes, is down 8.1 percent year over year.Buyers have more choice and are negotiating harder. Sellers are having to work with the market as it is.

Last week I worked with a family who were feeling exactly that frustration. Their home looked beautiful and had great features but no offers. October 2025 Market Snapshot

  • Average detached sale price: $2,013,393 (+2.8% from September)
  • Sales down: 14.9% YoY but up 32% from September 2025
  • Months of supply: 12.2 (buyer’s market)
  • MLS® HPI: –8.1% year over year
  • Townhouse prices: –6.8% year over year
  • Sales-to-active ratio: 9.1%
Homes are selling, but only when they are priced where buyers see value.
