 Overall sales in the Fraser Valley fell for the third month as prices for all property types continued to soften, bringing a balance to the region’s real estate market. Detached houses are leading to a drop in home prices and an increase in supply as the balanced market shifts to a buyer’s advantage. 
TD Bank forecasts that B.C. average home prices will fall by 8.1 percent by next year which appears optimistic in Metro Vancouver as June sale prices dropped for the third straight month.  Detached house prices are seeing the most significant dollar decline, down an average of $37,000 per month from March to June. The average sale price in South Surrey is in line with November 2021 pricing. However, we are still showing the gains made in 2021. The number of sales is comparable to those made in November 2019. 
If you plan to sell, I have seen that pricing needs to be strategic and in line with the market, and presentation is key to selling well.
