There were about 612 detached homes on the market in South Surrey and White Rock, and around 60 sold. That looks alarming until you see what's underneath it. This is a standoff, not a crash. Sellers are still asking 2023 money and buyers will only pay what a home is worth today. The homes priced to the market are flying. Everything else just sits.The number that threw me: over 100 homes came off the market without sellingMore than a hundred detached homes came off the market without ever selling, after sitting about two and a half months. They didn't fail because buyers disappeared. They failed because the ask never met the buyer. Meanwhile the homes priced to today are going under contract in about five or six weeks. Same street, same market, completely different outcome.
Who has the upper hand right now, buyers or sellers?
